What does a furnished home earn in Cotonou?
Nobody can give you a serious yield without having seen the home. What we can do is show you exactly what that income depends on — and give you a figure after the visit, free of charge.
What sets the nightly rate
The district first: Fidjrossè and Cocotiers do not let at the same price as Akpakpa. Then the number of bedrooms, the state of the furniture, air conditioning, a guardian, a water reserve and a generator. And finally electricity: in Cotonou a rate is quoted with and without, and that detail changes every comparison.
What sets the annual income
Occupancy, not the headline rate. A home let forty nights at a hundred thousand earns less than one let a hundred and twenty nights at sixty. That is why we work the long stays — fortnight and month — and the neighbouring markets: Lagos, Accra, Lomé, Abidjan, Dakar.
What comes off the top
Cleaning between stays, linen, guarding, water, routine maintenance, the platform's commission when the booking comes from one, and our management fee. We list them one by one in the estimate, so that the figure you read is the one that lands in your account.

- Can you give me an average yield in Cotonou?
- No, and be wary of anyone who does without having seen the home. Two houses in the same district can differ twofold depending on condition, size and equipment. We put a figure on it after the visit.
- Do I have to furnish before handing it over?
- Not necessarily. We tell you what is genuinely missing to let at the target rate, and what can wait. A half-equipped home still lets, simply for less — it is for you to decide whether the spend is worth the difference.
